An overflowing gutter is the cheapest problem on a roof and the most expensive one to ignore. On Bradford stone it soaks straight into the wall, and on a shared terrace run it soaks into six houses at once.

Rainwater goods get forgotten until something green is running down the front of the house. By then the water has usually been going into the stonework for a couple of seasons, and the damp inside that everybody blames on the roof is really a gutter joint that let go. Clearing, re-falling and repairing rainwater goods is some of the most useful money anybody spends on a Bradford house, and it is cheap compared with what it prevents.

The terraces bring their own complication. A single eaves run can serve six or eight houses, everybody assumes the next one along is dealing with it, and nobody is. Step by step on site

1. Look at the whole run

Gutters, hoppers, downpipes and the gulley, because a blockage at the bottom backs everything up above it.

2. Clear it and test it

Cleared out, then water run through so you can see where it is actually going.

3. Repair, re-fall or renew

Priced honestly. Plenty of runs need clearing and a couple of brackets, not a new system.

4. Fit and check the falls

New brackets at proper centres, correct fall to the outlet, outlets sized for the roof, then photographs and guarantee.

Guttering: the questions that come up

  • Very often just a clear-out and a few brackets, and that is what gets quoted. Replacement is for split runs, perished plastic and brackets fixed to rotten board, and you get the photographs either way.
  • Usually yes, and it is worth doing. Joints can be remade, split sections replaced with matched cast, and the whole run cleaned and repainted. It will outlive most plastic systems fitted alongside it.
  • Normally the households share it, and it is much cheaper per house than six separate jobs. We will price the whole run and the individual section so everybody can see the difference, and we are happy to explain it to the neighbours.
  • Once a year is sensible on most houses, twice where there are trees close by. Autumn is the obvious time, before the winter rain arrives.
  • Yes, though they suit some situations better than others. Under heavy leaf fall they can help a great deal; in other cases they simply move where the debris collects. We will give you a straight opinion for your house.
  • Yes, the whole rainwater route including hoppers, swan necks, shoes and the gulley at the bottom. A blocked gulley causes plenty of damp that gets blamed on the roof.
