There is a shortcut that has been used across this district for thirty years: leave the rotten timber where it is and screw a UPVC cover board over the top of it. It looks fine from the street for about five years. Underneath, the old timber carries on rotting in the dark, the gutter is now hung off something soft, and the ventilation path into the loft has usually been sealed shut in the process. When we strip a capped eaves, that is what is behind it more often than not.

Done properly, the old fascia and soffit come off, the rafter feet and wall plate get inspected and repaired where needed, and new board goes on with continuous or over-fascia ventilation so the loft can still breathe. UPVC where you want it left alone for twenty years, painted timber where the property or the conservation street calls for it. And because it is all on the same scaffold as the gutters, it is far cheaper to do the two together than to bring access back a second time.

Signs the eaves need attention

  • Paint flaking and timber going soft where the gutter overflows
  • A gutter that has dropped, sagged or pulled away from the wall
  • Birds or wasps getting into the loft at the eaves
  • Soffit boards bowing downward, or a visible gap at the wall
  • Existing plastic boards that flex when pressed, meaning wet timber behind
  • Loft condensation and mould that appeared after the eaves were capped over

Full strip, not a cap-over

Old board removed so the timber behind it can actually be seen, with photographs of whatever turns up.

Rafter feet and wall plate

Soft rafter ends cut back and spliced, wall plate repaired, so the new board is fixed to something solid.

UPVC or painted timber

Full replacement board in your choice of material, with matching corners, joints and trims rather than silicone.

Bargeboards and verges

Gable ends renewed, with the verge detail and the undercloak sorted at the same time.

Ventilation kept open

Continuous soffit vents or over-fascia vents sized for the roof, so the loft does not turn into a damp box.

Gutters rehung on the same visit

New brackets set to a proper fall onto sound board, while the scaffold or the tower is already there.

Step by step on site

1. Look behind the board

Where there is already cover board on, a section comes off at the survey so you know what is really there.

2. Repair the timber first

Rafter feet and wall plate made good before any new board goes anywhere near them.

3. Fit board and ventilation

New fascia, soffit and bargeboard with ventilation specified for the roof, not just a couple of round vents.

4. Rehang gutters and clear up

Brackets reset to a proper fall, downpipes checked, site cleared, photographs and guarantee handed over.

Fascias, Soffits & Eaves: the questions that come up

  • We would rather not, and we will show you why with a section lifted at the survey. If the timber behind genuinely is sound, capping is an option and we will say so, but it is rarely the case on older Bradford housing.
  • UPVC if you want to stop painting it. Timber on period property, in conservation streets, and on anything where the profile matters visually. Both are fitted the same way underneath.
  • It very often helps a great deal, because blocked eaves ventilation is one of the usual causes. If there is also a bathroom fan venting into the loft or missing ridge ventilation, we will tell you that too.
  • Yes, to get the fascia out. That is precisely why the two jobs belong together, and doing them on one visit costs a good deal less than two.
  • A typical semi or terrace is a day or two depending on access and on what the timber turns out to be like. Larger properties and gables run longer.
  • White, black, anthracite grey, rosewood, oak and cream are all standard in UPVC, with matching or contrasting guttering. Timber is primed and painted to whatever you want.
