Flat roofing has a poor reputation in this part of the world, and most of that is deserved but avoidable. The common failures are always the same: a deck laid dead level so rainwater sits in a pool until it finds a seam, upstands too shallow where the flat meets the house, no proper drip at the edge so water runs back under the trim, and outlets that were never sized for a Pennine downpour. None of that is the fault of the material. It is the fault of the detailing.

So a flat roof job here starts with a survey of the deck and the falls, not with a choice between fibreglass and rubber. Where the fall is wrong, firrings correct it. Where the deck has gone soft, it is replaced rather than covered over. Only then does the covering get chosen: GRP where a seamless finish and a hard wearing surface are wanted, EPDM where a large single sheet suits the shape, torch-on felt where a multi-layer build-up is the right answer, typically over a mill outrigger or a long back extension. You are told which is being recommended and why.

Signs a flat roof is on its way out

Flat Roofing: the questions that come up

  • Both outlast old-style felt comfortably when they are laid on a sound deck with correct falls. GRP gives a seamless hard surface and takes foot traffic well. EPDM handles movement and large single areas without joints. The deck and the detailing matter more than the badge.
  • Only where the deck underneath is genuinely dry and sound, and we will show you photographs either way. Overlaying a wet or springy deck buys a year or two and then costs you the whole job again.
  • GRP will, and it is the usual choice where a flat roof gets walked on or something is stored up there. Say so at the survey and it gets specified accordingly, with walkway protection if it is regular.
  • Yes, and it is far cheaper done during the re-cover than cut in afterwards. Kerb, upstand and flashing all get detailed as part of the same job.
  • Most domestic extensions and dormers are a day or two once the weather allows. Large mill outriggers and commercial areas are phased and get real dates when booked.
  • Yes, and it should. GRP and torch-on both need dry, workable conditions to cure or bond properly. If we are not coming because of the forecast you get a phone call that morning.
